Mistake One - Pricing Your Home Too High

This is so critical. The market has shifted, and so many homes on the market today are having to make price adjustments. Start the right way and price it right from day one, and it will sell much faster.


Mistake Two - Not Fixing Things

Not fixing things all the things you've been meaning to fix, and you just haven't gotten around to it. Now is the time get those things done. When buyers walk through your home and see little things that need attention, they start to wonder what else is going on. What bigger problems are there that they can't see? Don't give them a reason to write a low offer or worse, no offer at all.


Mistake Three - Taking the Highest Offer Without Considering the Other Factors

Just because an offer is the highest price, doesn't mean it's the best offer. For example, I had a listing recently that had five offers come in. All five were at or above the asking price. The highest offer had financing, which meant it would need to appraise for the price offered. I knew that was never going to appraise for the amount that they offered, because that was $50,000 plus over the highest comp in the area. The next offer was a bit lower, but it was all cash, meaning no appraisal was necessary. That was the best offer for my client. As your real estate agent, I can help you determine the best offer.


Mistake Four - Choosing a Realtor that Charges the Least Amount of Money

If an agent charges cheap commission, there is a reason. they're not spending the money to market your home. A good realtor, like myself, will not only represent your best interest, but take care of all of the marketing details. I will help sell your home faster and for a higher price. Make your decision on how good of a marketer they are, and what they will do for you, not on the commission.


Mistake Five - Choosing an Agent That Does Not Understand Digital Marketing

Make sure your agent is not stuck in the old school marketing with just postcards and print ads. These don't sell houses today. Look for someone, like myself, who uses digital marketing like YouTube videos, social media and other online tools. Make sure they have proper knowledge of how to optimize these tools to find the most buyers looking in your area. Your agent needs to know how to market to today's online savvy buyers.
